Job Summary: Construction Sales Executive - Commercial and Multifamily
Apex is seeking a dynamic and experienced Construction Sales Executive to join our team. The ideal candidate will specialize in commercial, multifamily, senior living and assisted living projects for new construction, TI buildout and renovations/CapEx. This role is crucial in driving our business development efforts, identifying new sales opportunities, and maintaining strong relationships with clients in the commercial and multi-family sectors.

Key Responsibilities
1. Business Development
     1.1 Generate leads in commercial and multifamily sectors through:
  • Attending industry networking events and conferences
  • Cultivating a referral network among satisfied clients and industry partners
  • Leveraging online platforms such as LinkedIn and industry-specific forums
  • Conducting targeted outreach campaigns to potential clients
    1.2 Develop and implement comprehensive strategies to expand market presence:
  • Identify untapped market segments or geographical areas for expansion
  • Create tailored value propositions for different client types (e.g., property managers vs. developers)
  • Establish partnerships with complementary businesses (e.g., real estate firms, interior designers)
    1.3 Cultivate long-term client relationships:
  • Regularly engage with clients through personalized communication
  • Offer insights on industry trends and potential property improvements
  • Host or sponsor client appreciation events
    1.4 Represent company at industry events:
  • Deliver presentations or participate in panel discussions to showcase expertise
  • Man exhibition booths at trade shows, effectively demonstrating company offerings
  • Network strategically to build brand awareness and generate new leads
2. Client Acquisition and Management
     2.1 Build and maintain relationships with key stakeholders:
  • Property owners and investors in the commercial and multifamily sectors
  • Regional and local property management companies
  • Real estate developers focusing on commercial and multifamily projects
  • Architects and designers specializing in these property types
    2.2 Conduct thorough needs assessments:
  • Schedule on-site visits to understand property conditions and challenges
  • Interview key decision-makers to grasp their vision, budget, and timeline
  • Analyze historical property data and future market projections
    2.3 Propose tailored renovation solutions:
  • Collaborate with internal teams to create customized renovation packages
  • Prepare and deliver compelling presentations highlighting ROI and value-add
  • Offer creative solutions that address both aesthetic and functional needs
    2.4 Negotiate and secure sales contracts:
  • Guide clients through the contract process, addressing concerns proactively
  • Work with legal team to ensure all terms are clear and mutually beneficial
  • Close deals efficiently while maintaining positive client relations
    2.5 Maintain high customer satisfaction:
  • Establish clear communication channels throughout the project lifecycle
  • Conduct regular check-ins to ensure project milestones are met
  • Address any issues promptly, coordinating with internal teams as needed
  • Facilitate post-project reviews to gather feedback and identify areas for improvement
3. Market Intelligence
    3.1 Monitor industry trends and competitor activities:
  • Regularly analyze market reports and economic indicators relevant to commercial and multifamily real estate
  • Track competitor pricing, service offerings, and marketing strategies
  • Attend industry conferences and webinars to stay informed on emerging trends
  • Subscribe to and study trade publications and research papers
  • Develop a network of industry contacts to gather informal insights
    3.2 Stay informed on new products and technologies:
  • Research innovative materials and construction techniques that could benefit renovation projects
  • Evaluate new property management technologies that might influence renovation decisions
  • Explore sustainable and energy-efficient solutions gaining traction in the market
  • Assess the potential impact of smart home/building technologies on renovation projects
  • Keep abreast of changing building codes and regulations that may affect renovation practices
4. Cross-functional Collaboration
    4.1 Liaise with project managers and design teams:
  • Facilitate initial meetings between clients and internal teams to ensure clear communication of project vision
  • Translate client requirements into actionable project specifications
  • Participate in regular project status meetings to address any client concerns or changes
  • Act as a bridge between client expectations and technical feasibility, negotiating compromises when necessary
    4.2 Work with estimating team on pricing:
  • Provide detailed project requirements to ensure accurate cost estimates
  • Collaborate on developing competitive pricing strategies for different market segments
  • Assist in creating tiered pricing options to give clients flexibility
  • Communicate market intelligence to inform pricing decisions
  • Work on special pricing arrangements for high-value or strategic clients
    4.3 Relay client feedback to internal teams:
  • Establish a systematic approach to collecting and documenting client feedback throughout the project lifecycle
  • Organize and present client insights in team meetings to drive continuous improvement
  • Identify recurring themes in client feedback to inform product development and service enhancements
  • Collaborate with marketing team to develop case studies based on successful projects and positive client experiences
    4.4 Coordinate with project management to ensure client satisfaction:
  • Conduct joint client meetings with project managers at key project milestones
  • Assist in managing client expectations regarding timelines, budgets, and potential disruptions
  • Collaborate on developing and implementing client communication plans for each project
  • Work with project managers to quickly resolve any issues that may impact client satisfaction
  • Participate in post-project reviews to assess performance and identify areas for improvement in future projects
Qualifications:
  • Driven and persistent, not shy.
  • Proven sales experience in the construction industry, specifically in multifamily and commercial renovations
  • Strong understanding of construction processes, materials, and industry standards
  • Excellent communication and interpersonal skills
  • Demonstrated ability to build and maintain client relationships
  • 5+ years of sales experience, specifically within the construction industry, with a focus on multifamily renovations and commercial.
  • Strong understanding of the renovation process, building materials, and current trends in apartment renovations and commercial.
  • Exceptional interpersonal and communication skills.
  • Proficiency in CRM software and Microsoft Office Suite.
  • Proven track record of meeting and exceeding sales targets.
  • Self-starter with the ability to work independently.
  • Availability to travel as needed.
